The Help to Buy (HTB) scheme is a government initiative designed to help first-time buyers secure the deposit required to purchase or build a new home in Ireland.
The scheme provides a refund of Income Tax and Deposit Interest Retention Tax (DIRT) paid in Ireland over the previous four tax years. The maximum relief available remains robust, capped at €30,000 or 10% of the purchase price, whichever is lower.
To qualify, the property must be a newly built home or a self-build. It must cost €500,000 or less, and you must take out a mortgage of at least 70% of the purchase price. You also must have been fully tax compliant for the previous four years.
Applying is a two-stage process via Revenue's online service. First, you apply to check your eligibility and maximum claim amount. Once you sign a contract or draw down your mortgage, you complete the claim stage. The funds are paid directly to the builder or your solicitor.
